Step by Step Roadmap to Approval

Information:
We have common pre-project queries from our clients, all of which are valid concerns. Thus, it is essential to have solid answers before moving forward with a planning application, or even starting construction. At Homz, we know that given the complexity of the planning application process, most of our clients will only consider applying once or twice in their lifetimes.
What to Expect:
Homz can conduct an appraisal which will give you the same answers in 1 day, compared to a Planning Appraisal which will take 8 weeks to complete. Our expert planning consultants will review your project, examine the relevant planning policies, and analyse the relevant planning history. Once we’ve done some preliminary research on your project, we’ll give you a call with the details you need, and then we’ll email you a Planning Feasibility Report.

Information:
If you are based in London we can conduct a visit to your property and our professional surveyor can take accurate measurements. Alternatively, you can provide your own measurements and we can take it from there.
What to Expect:
An on-site measured and photographic survey can take up to 2-3 hours and carried up with Laser Measure and Camera.

Information:
We’ll review your brief, along with the local planning guideline, and will optimise the layout for your space.
What to Expect:
You’ll receive the first draft a couple of days after the site survey. We can then arrange a video call to discuss the plans and update the drawings as per your feedback. We’ll only complete this stage once you’re happy with your design!

Information:
Some clients would like to see their project in 3D to help them visualise the space we are designing for them. We’re happy to provide this extra top-up service, in which we generate realistic 3D Visuals for your project.
What to Expect:
Our designers are expert in 3D BIM Modelling, we will use the approved design or survey to create 3D views on your project. This step generally takes up to 5-10 working days.

Information:
At Homz; each project and each application is very important to us, we pride ourselves with our custom planning and design services, specifically tailored to each of our clients. We think it’s essential each document and plan is prepared carefully.
What to Expect:
After the approval of the design, we’ll provide your planning drawing set based on our vast experience working with most of the Local Planning Authorities around the UK.

Information:
A design and access statement (DAS) is a report accompanying architectural plans to support the planning application. They provide a framework for applicants to explain how a proposed development is a suitable response to the site and its setting, and demonstrate that it can be adequately accessed by prospective users.
What to Expect:
In the instance of lacking the supporting evidence such as DAS in any planning application, there is a significantly increased chance of receiving a refusal. The planning drawings alone are often not enough to provide an adequate justification for the proposed development. Our planners have a vast expertise to provide with a detailed design and access statement or planning statement at minimum, for any planning application to maximise the likelihood of success.

What to Expect:
It’s wise to seek the advice of a professional who can accurately assess the heritage asset, alongside the potential impact of any developments when planning a development on a listed building or in conservation area. We have heritage experts at Homz who are capable of providing this expertise and increase the likelihood of success in your application.

Information:
Planning applications are never a single page form. Most of our clients struggle to fill in the complex application forms even if their project is very simple.
What to Expect:
Our planners are experts in every step of the planning application stage. We’ll get your details, fill in the application form and submit it on your behalf.

Information:
Planning Applications usually take up to 8-10 weeks with the council.
What to Expect:
During the decision process, we’ve a dedicative approach when managing and monitoring your application. We’ll liaise with the case officer that is reviewing the application and provide revisions to planning drawings and documents to satisfy any comments raised – where necessary. Our team will always keep you updated so that you’ll be in the know along the decision process.

Information:
So you have received your Planning Consent or Approval, what’s the next stage? Depending on your project you’ll need to submit Building Regulation Drawings to the Building Control Agency.
What to Expect:
